The Crossing Truganina
We were tasked with a premium mixed-use business park located in Melbourne's booming western corridor and occupies an area of approximately 50ha. The project was to support the staged development of the land via an optimised access strategy that leveraged existing road infrastructure, without triggering developer obligations for new road infrastructure until later stages. With the site located centrally in one of Australia's fastest growing residential and employment catchments and adjacent to major roads, baseline conditions were dynamic and constantly in flux, for each assessment period. This was further compounded by changes in Road Authority responsibility during the course of the project.
We used a methodical assessment logic, supported by refined modelling capabilities, to develop a robust assessment approach that was able to respond to the dynamic environment, including sensitivity scenarios that provided confidence to Road Authorities. Our approach successfully transformed what was perceived as a complex proposition into a simple access logic, and facilitated the staged development of the business park without triggering developer obligations for new road infrastructure in the initial stages.
